Affordable Housing Preservation and Tenant Protection Act

This Act would expand the Low-Income Housing Tax Credit and authorize competitive grants through the Department of Housing and Urban Development for the construction and rehabilitation of affordable rental housing, with priority for projects that preserve existing below-market units and remain affordable for at least 30 years. It would also establish federal standards requiring clear disclosure and reasonable limits on mandatory rental fees, prohibit retaliation against tenants who report unsafe conditions or exercise legal rights, and require federally assisted landlords to provide written notice and a meaningful opportunity to cure before pursuing eviction, while preserving state and local housing authority.
